What's the difference between Standard and Enhanced?
Standard is our core service — a real clinical evaluation by a licensed clinician in your state, with an official ESA letter delivered typically within 24 hours of approval. Enhanced adds a live phone or video consultation with your clinician, priority placement in the review queue, and our full Landlord Approval Kit. Both tiers include the same legal documentation. Enhanced is helpful if you've had a landlord push back before, want to speak directly with your clinician, or simply prefer a live conversation.
Why does pricing differ by state?
Some states require a live telehealth consultation with a licensed clinician before an ESA letter can be issued. Arizona, Arkansas, California, Colorado, Florida, Iowa, Louisiana, Montana and Ohio all require a live consultation by law — some also require a 30-day clinical relationship. The higher fee in these states covers the additional clinical time required. In other states an asynchronous clinical evaluation is sufficient, so the fee is lower.
What if I don't qualify?
If a licensed clinician reviews your case and determines you don't qualify for an ESA letter, you get a full refund. The refund applies to the qualification decision only — not to changes of mind after a letter has been issued.
Why is the standard evaluation $129 and not less?
Because below a certain price, you're paying for a generic template — not a real Emotional Support Animal evaluation. Landlords are getting savvy about rejecting 'instant approval' letters from sites that charge $30. A real clinical interaction, documented properly by a licensed clinician, is what protects your housing rights. That has a floor.
What if my landlord pushes back on the letter?
Landlords are legally required to accept valid ESA documentation under the Fair Housing Act.
