Why does pricing differ by state?

Some states require a live telehealth consultation with a licensed clinician before an ESA letter can be issued. Arkansas, California, Florida, Iowa, Louisiana, and Montana require a 30-day clinical relationship and multiple sessions; Arizona, Colorado, and Ohio require a single live consultation with no waiting period. The $179 fee in all of these states covers the additional clinical time required by law. In other states an asynchronous clinical evaluation is sufficient, so the fee is $129.

Why is the standard evaluation $129 and not more?

We've built an efficient telehealth platform that lets licensed clinicians complete evaluations in a structured, compliant way without the overhead of a traditional private practice. We pass those savings on. You shouldn't have to pay $300 for a piece of paper.

That has a floor.

What if my landlord pushes back on the letter?

Landlords are legally required to accept valid ESA documentation under the Fair Housing Act. Our letters are written by licensed clinicians based on real clinical evaluations — the same standard any housing provider should expect. Your dashboard also includes ready-to-send landlord defense templates for the most common objections — like 'we don't accept online letters' or 'we need your medical records.' If a landlord still refuses, you may have grounds for a fair housing complaint through HUD.

Does insurance cover this?

Not typically, since this is a telehealth evaluation for documentation purposes rather than ongoing treatment. Some HSA/FSA accounts may cover it — check with your plan administrator.
